At Cachet, we remain committed to keeping you educated and informed at every step of your homebuying journey. We are always looking for innovative ways to provide our homeowners with the information and confidence needed for a seamless new home experience. In this series, we’ll guide you through the various phases that you’ll encounter during your new home journey with us, from purchasing to closing and everything in between.
This month, we’re taking a closer look at the pre-purchase process, outlining the important facts, details and insights you’ll need to ensure your experience with us begins in a positive, memorable way. We look forward to taking this milestone journey with you, and can’t wait to welcome you home.
The Pre-Purchase Stage
The first stage of the homebuyer journey is when you have the opportunity to select your builder of choice, community, floor plan, home design, and the features and finishes that will define your new home. At Cachet, we design our homes and floor plans, develop our communities, and select our features and finishes with your happiness, comfort, and convenience in mind. We encourage all prospective homebuyers to thoroughly research prior to purchasing their new home. This will ensure you are ready to buy with confidence when you find the builder, community, and home that’s right for you.
Selecting Your Builder
This is the most important step of the pre-purchase process; the builder that you select should inspire you with confidence and trust. And because your home is the biggest investment you’ll ever make, it’s vital to ensure that you’re choosing a builder with a long-standing reputation for quality craftsmanship and integrity.
At Cachet, we understand that purchasing a new home is both an economical and emotional investment, and we respect the confidence our homeowners place in us by aiming to exceed expectations at each stage of the homebuying process. With over 40 years of homebuilding excellence under our belt, we remain committed to delivering exceptional quality homes to families, and leveraging our experience and visionary thinking to continually improve our product and service.
Community Location
Once you’ve found a builder that inspires your confidence, spend time researching the location of their communities. Discover the new town or city where the community will be built, and ensure the amenities offered within the community align with the type of lifestyle you envision for your family. We strongly recommend visiting the neighbourhoods that interest you and becoming more familiar with the local culture, shopping and dining options, parks and trails, schools, conveniences, and so on.
We strive to build communities that families will be proud to call home, with a focus on connectivity, walkability and accessibility to the local conveniences and natural amenities that every family needs to thrive. We aspire to provide our homeowners with abundant green spaces to walk, bike, explore, play and foster a sense of connection between neighbours.
Site Plan
After you decide which community is right for you, it’s time to review the site plan. A site plan allows you to see how your prospective neighbourhood is going to take shape. It also helps you determine where you’d like to be positioned within the community, as well as allow you to view the various lot sizes available, which will help you select your preferred home design.
Floor Plan
The next step involved in the pre-purchase stage is selecting the home design and floor plan that’s best for your family. Floor plans detail the layout and specific features of your home to scale, show the relationship between rooms, and include information such as the number of bedrooms and bathrooms and overall square footage.
When selecting your floor plan, it’s important to consider your overall budget and the price range you’re most comfortable with, as well as what your family’s needs might be in the future. Keeping in mind how your family might grow over the years will help you navigate the numerous home designs we offer at Cachet and determine the plan that works best for you, both now and in the years to come. It’s easier to grow into your home than to quickly grow out of it!
Elevation
Just as a floor plan details the interior layout of your home, an elevation renders what your home’s exterior will look like. At Cachet, each floor plan features typically two to four elevation styles for you to choose from, with architectural features ranging from classic to contemporary.
Features & Finishes
Once you’ve found your favourite home design, you should review the features and finishes offered to you. This list describes the exterior and interior finishings included during the building of your new home. Consider the features that are most important to you and keep in mind that you will also be given the opportunity to customize your space and choose from an ample selection of premium options during your design studio appointment. At Cachet, we’re focused on providing homebuyers with a thoughtful selection of features and finishes, striving to build homes that are beautiful and functional both inside and out.
