The New Homebuying Journey: Finalizing Your Home Purchase

In this series, we’ll guide you through the various phases that you’ll encounter during your new home journey with us, from purchasing to closing and everything in between.

During the pre-purchase stage, I found the home and community that’s right for me. What comes next?

Congratulations on finding the builder, community and home that you’re excited to call home! With your selections made, the next step is to keep an eye out for an email from Cachet indicating when sales appointments will become available. To ensure that you’re completely satisfied with your investment, we recommend having 2 to 4 lot options in mind prior to your signing appointment, in the event that your first choice is unavailable. 

Is there anything else I need to prepare in the interim?

If you haven’t done so already, your next step should be to secure a mortgage pre-approval. If needed, we are able to provide you with the contact information of our chosen representatives. 

The pre-approval process aims to help our homeowners make your biggest financial investment with confidence. Once you’ve been pre-approved for a mortgage, your rate will be secure for 120 days and protected against increases while you finalize your Agreement of Purchase & Sale.

I’ve been pre-approved! What’s the next step to securing my home? 

Once you’ve been pre-approved for a mortgage, the next step is to review the deposit structure for the community, as deposit cheques will be required at the time of purchase. After you’ve reviewed and understand your deposit structure, it’s time to book your sales appointment. Note that the online booking process for each community may vary, but rest assured that all updates will be sent to our registrants with clear instructions on how to schedule your appointment.

I’ve booked my sales appointment! What should I expect next?

Once your appointment date and time have been confirmed, one of our community sales representatives will call to walk you through the entire sales process and ensure that you know what to expect during your appointment, so that you’re as prepared as possible. They will also ask if your preference is to have a virtual appointment via Zoom, or an in-person appointment at one of our presentation centres. 

How long does each sales appointment last? 

Each sales appointment lasts anywhere from 45 minutes to an hour. During the appointment, your community sales representative will answer any questions you may have about the community, home designs, features and finishes, incentives and deposit structure, as well as review the terms of the Agreement of Purchase & Sale (APS) with you. Once you’re comfortable and confident about your purchase, you will be asked to provide your community sales representative with your mortgage pre-approval, deposit cheques, lawyer’s information and government-issued photo ID. 

You will then be able to sign your Agreement of Purchase & Sale. Once signed, your sales appointment is concluded; Cachet will then sign the agreement and send it back to you within a few days, confirming that the sale has been executed and the purchase is complete.
